Assessment: The value of Winmarkt centers up by 10%

The 15 shopping centers Winmarkt purchased by Italian company Immobiliare Grande Distribuzione in May with 182.5 million euros, have been evaluated by the new owner in late June to 200.1 million euros, up by 10% compared with the purchase value, according to a report by the Italian company.

Local market purchases of the Italian company have increased net profit by 42% in first half, up to 34.2 million euros. Revenues obtained from rental of Winmarkt's retail spaces in shopping centers, totaling 147,000 square feet, rose to 3.46 million euros, the estimated full-year revenue surpassing the 19.38 million euros, set initially.

In these conditions, the annual return on investment is estimated at 9.8% in euros per year, a good return on investment, considering the values at witch real estate transactions are concluded in the present. Network Winmarkt was strengthened by the investment fund New Century Holdings (NCH), which went out of business this year in one of the most important real estate transactions recorded this year.

Shopping malls have an average surface of 9000 square meters and are found in cities like Ploiesti, Cluj, Galati, Braila, Piatra-Neamt, Ramnicu Valcea, Tulcea and Vaslui.

After acquisition, the company proposed to invest between 20 and 25 million euros in the renovation and promotion of these shopping centers, whose main advantage is positioned in central areas of cities, the projects being, largely composed of former department store built during the communist era. IGD is one of the leading Italian players in the retail market ,the value of its portfolio estimated after the first six months of the year being 1.25 billion euros.
